Starter Homes for Sale Throughout Utah County

Looking to purchase your first home?  Finding the perfect starter home does not have to be difficult.  Starter homes are typically homes that most first time home buyers can afford.  These homes make a great transition from apartment living or renting into home ownership.

When Looking for Your First Home There are a Few Things You Should Know.  What Makes a Good Starter Home?

  1. The first step to home ownership is getting pre-qualified.  This will help you determine a budget. 
  2. You will want to find a home that is structurally sound and in good condition to help minimize future repairs.
  3. Avoid homes that are located on busy streets.  In a buyer's market these homes will present the biggest challenge when you are ready to sell.
  4. Location is one of the most important considerations when purchasing your first home.  Selecting a very nice home in an otherwise undesirable area will usually result in much lower appreciation compared to other homes in more desirable locations.
  5. Avoid homes with only 1 or 2 bedrooms in most cases.  Most buyers are looking for at least 3 bedrooms so when it comes tome to sell having that 3rd bedroom will attract many more buyers making your home easier to sell.
  6. Make sure the home you select has a reasonable life left on the roof.  Most roofs last about 25 years and if you are purchasing an older home it is a good idea to select a home with a good roof that will not need to be replaced right away as a new roof can cost thousands of dollars to replace
  7. The fewer stairs the better.  In most cases there are more buyers for homes with minimal stairs.  

What Types of Homes Are the most Affordable?

Condos

Condos are typically the least expensive.  Condos offer ownership similar to apartment living.  Condos usually do not have garages but usually offer covered parking. Condos are considered maintenance free living with the HOA taking care of more exterior landscaping and maintenance.

Cost: $70,000 - $160,000

Townhouses

Townhouses are similar to condos but they usually have attached garages with nobody living below or above the unit.  They usually do share walls in common with the owners on at least one side.  if is also common to have a small gated patio and yard.  All townhouses are part of an HOA and usually offer maintenance free living

Cost: $150,000 - $240,000

Twin Homes

Twim homes are similar to single family homes but have common wall connecting the 2 homes.  Twin homes are an affordable alternative to a single family home.  Most offer yards and most are not part of an HOA.

Cost: $180,000 - $280,000

Single Family Homes

Single family homes offer the most privacy and usually the most land.  All maintenance is usually the home owners responsibility.  Most Single Family homes are not located in an HOA.

Cost: $200,000 and up
