I will give you a GUARANTEED minimum net after all real estate commissions are paid. I take all the risk out of listing your home with an agent. Here is how it works: I will give you in writing the amount you will net at a minimum when you list your home with me.  If the sales price falls below a certain amount my commissions are reduced, not your net. In many cases the guaranteed net is higher than your current for-sale-by-owner list price. 90% of the time it is higher than the Zillow estimate of your home's value.

• I Will Have Your Home Sold in 45 Days or Less

There is no long term contract, I just need 45 days to have your home under contract.  If I fail to have your home in contract within 45 days you can continue to have your home listed on the MLS without paying any listing agent commission. Basically a FSBO with the power of the MLS marketing.
