I have leaned that there are several things that i can do that really do make a difference when trying to sell your home for the most money possible. Many agents advertise that they will sell your home for top dollar but few actually have a process in place. My process, if followed, gives your home the its best chance of selling for its full potential. If you are selling a home and want to put more money in your pocket then follow these simple but effective and proven rules.
With almost 100% of home buyers using the internet to search for homes for sale it may surprise you that 88% of homes that are listed for sale on the MLS are marketed without professional photography. Most homes are photographed with a cell phone or cheep pocket camera. Using the right equipment with the right lens and lighting in the hands of a professional can really help your home stand out in a sea of mediocre pictures. Make sure you insist your home is to be marketed only with professional photography.
You must include the home's photography at the time the home is first input into the MLS. We have all see homes that come for sale that initially do not have pictures and display a "coming soon" image. Sometimes it takes several days for the photos to finally show up. Your home has an unusual amount of interest with buyers when it first hits the market and not having pictures can really hurt your home's deput as buyers have little interest in homes without pictures.
We are currently in a sellers market throughout Utah and it is not uncommon for a property to attract lots of attention in the first day or 2 and have multiple offers. This is a great opportunity for sellers to increase the selling price but is often not taken advantage of. If you are listing your home for sale in a price range where there are many buyers it is best to indicate on the MLS that the seller will not be reviewing any offers until a date in the future after the initial list date.
