So you are looking for new construction homes for sale in Utah. Here are a few things you should know to get started. Currently in Utah there are hundreds of subdivision being built throughout the state. There are 4 types of homes to choose from.
Single Family homes are the more traditional style homes that offers the most privacy with it's own yard. Most include an attached garage and can be from simple to huge estates.
Townhomes are similar to single family homes but are often attached to your neighbors. Most do not offer private yards but offer instead community spaces such as pools, parks, gyms and most also offer clubhouses and other amenities. In townhomes nobody lives above you or below you. Another perk is the exterior maintenance and landscaping is taken care of for you in exchange for the monthly association fees. Most townhomes offer an attached garage. Townhomes are a great option for many and are typically more affordable than a single family home.
Condos are becoming more and more popular as they are the most affordable and still offer many amenities similar to townhomes. Most townhomes do have other homeowners above you or below you but with modern building techniques the noise from the neighbor above you minimal. Most condos do not offer attached garages and most do not offer detached garages. Most condos offer covered parking.
The best way to describe a twin home is that they are like to duplex but each is individually owned. They are typically attached in the middle but both offer a private yard. Twin homes are not very common if looking for new construction.
Single family homes can be broken down into a few categories.
Custom homes are typically the most expensive. In most cases your purchase the lot and then contract with a home builder to build a home for you. Many builders offer floor plans that you can choose from, modify or you can have your own floor plans made for you. The typical construction time from start to finish is about 1 year.
Semi Custom homes are basically production homes that allow for customization. You can often times even make structural changes such as moving walls or adding additional living space. Typically all homes in the neighborhood are built by the same builder and most homes will look very similar.
These homes may offer some modifications but are typically limited to interior finishes. Both tract and semi custom homes offer the best value as contractors build the home in kind of an assembly line style passing the saving on to the buyer.
A spec home is basically a home that a builder started construction on without a specific buyer in mind. The builder choose all of the features of the home and is "speculating" they will be able to find a buyer before the home is completed or shortly after. These homes can offer immediate or quick move in without the 6 to 12 months it usually takes to build a home. These homes typically offer the least amount of customization if any but can be a great choice for many people.
When viewing homes for sale on the Utah MLS, any home that says "To be built" has not started construction and will likely take 8 to 12 months to complete and the final price will typically be $50,000 to $100,000 higher after you choose your upgrades.
